A fast-growing county seat with a lot of trees
Leesburg is the Loudoun County seat, and it has gone from a small, rural Piedmont town to a commuter suburb of Washington: 2,869 people in 1960, 48,250 in 2020. The county grew with it. Loudoun had 62,160 housing units in 2000 and 142,074 in 2020, and the count rose by 47,282 in the first ten of those years alone. A house built in that decade has now had fifteen years or more of weather on its siding, roof, and driveway.
The Town has also been named a Tree City USA every year since it first earned the title, more than three decades in a row. Trees are good for a street and hard on a house. Where they shade a wall or a roof for much of the day, algae, mildew, moss, and lichen get a start, and where they drop leaves, gutters fill.
So under the trees, roofs get a soft wash that takes off the moss and lichen too, and shaded walls get washed whether they're vinyl, brick, or fiber cement. Gutters get cleaned out, downspouts flushed, and the outsides washed, on two- and three-story houses as well. Driveways and patios get a surface cleaner, and we clean composite decks and fences while we're there. We recommend a wash once a year.

Wood and brick in the Old and Historic District
The town was established in 1758 where two early roads crossed: the Alexandria Road, now Route 7, and the Carolina Road, now Route 15. The Town Council adopted the H-1 Overlay District in 1963, one of the earliest local preservation efforts in Virginia, and the Old and Historic District now covers over 177 acres. Log, stone, and brick houses from the 1700s still stand there, and log was often covered with wood siding later on. Most of the district was built around the turn of the 20th century and later. Brick is the most common masonry. It's a medium red, usually laid in Flemish or American bond, and you'll find it in walls, some foundations, garden walls, and many chimneys.
The town's Old and Historic District Design Guidelines are direct about cleaning. For wood, they say: “Do not pressure wash wood.” It can force moisture under the siding and into the framing, and rot and mold can follow. For brick and other masonry, they rule out sandblasting and high-pressure waterblasting. They ask you to start with the gentlest method, to identify the soiling first (algae, lichens, and moss are on their list), and to test on an out-of-sight patch of at least 2 square feet. Their maintenance checklist also asks whether algae, moss, or vines are growing on the foundation.
We clean brick, log, and painted wood siding, and we choose the method for the surface in front of us. Cleaning solutions go on only when the job needs them. If your house is in the district, say so when you text photos, and ask how we'd wash it before you book. Ask about a test patch too, with us or with anyone else you're pricing. The Town doesn't keep a list of contractors and won't recommend one.
According to the Town's district page, the Historic District program doesn't review general maintenance done in-kind. Before you start, call the preservation staff at (703) 771-2765 to confirm whether you need a Certificate of Appropriateness. The guidelines also say that cleaning painted surfaces once a year will prolong the life of a paint job, and they remind owners to check gutters on a regular schedule.
The district takes in downtown's Main Street blocks along King Street too, with shops, offices, and the 1895 county courthouse. For a storefront or office there, we can wash early, in the evening, or on a weekend so you stay open. We invoice businesses and send a certificate of insurance on request.

The side the sun doesn't reach
Under trees, the walls that get the least sun are usually the ones that need the most work. One customer put it plainly: “They had not been cleaned in a long time, a few areas were the sun does not hit were really bad too.” (Caleb, Google review)

How a Leesburg quote works
We come over from Front Royal on I-66, then up I-81 to Route 7, or across on Route 17 or Route 50, depending on where the job is. There's no travel fee and no minimum job charge anywhere in Loudoun County.
- Text photos to 540-514-5916 or use the form. Say what you want washed, and mention it if the house or shop is in the Old and Historic District.
- You'll hear back within 24 hours, with a free quote. Most jobs can be priced from the photos; a complicated one gets a visit first.
- Nobody has to be home. The trailer carries its own water, and we'll use an outside spigot if you have one. Plants near the house get wet down before we wash and rinsed after, and once it's all dry it's safe for pets and kids. Satisfaction guaranteed. If we missed anything, tell us and we'll come back and make it right.
