Pressure washing in Middletown, VA

Middletown was established in 1794 on a plan of half-acre lots, and many of those lots hold sheds, meat houses, or other outbuildings beside the house, so a wash here can cover the whole property.

Half-acre lots and the outbuildings on them

Middletown was established in 1794 at the request of Dr. Peter Senseny, who laid out its original 60-acre plan of half-acre lots along the road later called the Valley Pike and now US 11. The historic district that grew from it takes in most of the town, and it was listed on the Virginia Landmarks Register in March 2003, then on the National Register that June. Its National Register nomination counts 233 contributing buildings on about 100 acres.

The nomination also explains what those lot sizes left behind. On the old half-acre lots, “large yards are the rule rather than the exception,” and many of them hold one or more outbuildings, among them board-and-batten sheds and some meat houses.

So in Middletown, it pays to think about the whole lot when you book a wash. We wash painted wood, log, brick, vinyl, and aluminum, and fences too, which means the shed, the old meat house, the barn, the garage, and the house can all be priced together and washed in one visit. The walk out to the shed and the driveway out front are concrete jobs for our surface cleaner. Washing things where they stand is how our fleet work runs too: we wash vehicles on the customer's own lot, the postal delivery fleets at the Woodstock, Strasburg, Middletown, and Maurertown post offices among them.

Washing log walls, weatherboard, and brick

The nomination's list of materials runs from limestone, block, and brick foundations to weatherboard and brick walls, with aluminum or vinyl siding on some, under roofs of tin, asphalt shingle, or slate. More than a dozen buildings in the district “incorporate late-eighteenth century vernacular log construction.” The Town's comprehensive plan includes a strategy to “foster programs that encourage maintenance, renovation and re-use of historic structures.”

Log walls like the ones in these photos are a cleaning job for us, wherever the house stands. For other walls, we look at each wall and foundation and decide there whether low-pressure soft washing or the pressure washer will do it better.

For upkeep, we suggest one wash a year for the house, with the roof and any deck kept on that same yearly rhythm. Gutter work can be part of it: we scoop out the troughs, flush every downspout, and wash the outer face, whether the house stands one story tall or three. Tin and asphalt shingle roofs are mostly soft washed, which lifts moss and lichen along with the dirt.

How a Middletown quote works

  1. Walk the lot with your phone and text photos of everything you want washed to 540-514-5916: the house, each shed or outbuilding, the fence, and the walk. The form works too.
  2. We price most jobs from those photos, the quote is free, and you'll hear back within 24 hours. A job that's very complicated gets a visit before we quote it.
  3. Whatever grows beside the house and the sheds, we wet it before the first wall gets sprayed and rinse it once the last building is done. Any cleaning solution we use is a safe one, and it only comes out where the dirt calls for it. Our own water rides along in the trailer tank, and when the house or an outbuilding has a spigot outside, we hook up to that instead. You can be at work or away while we go from building to building.
  4. Pay by card, check, cash, Zelle, or Venmo. Satisfaction guaranteed. If we missed anything, tell us and we'll come back and make it right.
